What is a sim / region (AKA: private estate, private island)?
Sims are physical server machines, simulating a region. These sims, or servers, are maintained by Linden Lab. Land in a region can then be broken up into parcels and sold / leased to residents.
A region is the just the "data of objects and scripts", set on a 65,536 sqm. of land. A single full region supports up to 15,000 primatives (prims).

What are Tier Fees (AKA: Land Use Fee) and why do I need to pay them?
Tier fees are the ongoing cost of owning land in Second Life. Whether you own land on mainland or on a private estate, you’re going to pay tier. The amount you pay per week, month or annually is based on the amount of land you hold, prim count or location.
Because land is hosted on sims (physical servers), the continuous cost of Linden Lab IT maintenance is passed down to land owners.
Why would you want to buy land in Second Life?
Feeling creative and need a private place to build? Run a business or interested in starting one? Or maybe you’d just like your own personal space to enjoy SL. Well, for all these reasons and more, you’d want to have your own land.
Land titles and descriptions can be entered into the search engine, bringing visibility to your business and/or other projects. The more traffic, or people who visit and stay on your property, the higher ranking you have in search results.
What’s the difference between mainland and private estates?
Mainland is a series of regions which have been connected together to form virtual continents of land. They’re hosted and run by Linden Lab – requiring residents of a $9.95USD monthly premium membership fee + associated monthly tier cost for the amount of land you own + VAT (Value Added Taxes) for EU residents. Mainland owners aren’t bound to any building regulation outside the SL Terms of Service, often resulting in very unorganized and laggy environments. There’s nothing stopping a new or existing neighbor from opening an extravagant and annoying casino next door.
Private estates are regions owned by residents or businesses in SL. Parcels of land, owned by other residents on a private estate, can be bound to a covenant. Tier or rent payments are paid to the estate owner. The requirement for a premium membership in Second Life DOES NOT APPLY when owning land on a private estate.
Anything else I need?
Like any other investment, you need money! Owning land means leasing or purchasing a parcel of land + paying tier on it.
